Cohen-Esrey Equity Partners will acquire or develop a variety of properties including:
Market Rate Apartment Acquisitions
Targeting apartments and communities of 100 units or more
- Market Rate
- Section 8 Senior Apartments
- Cities and towns of 50,000 people or more
- Midwest Focus
Apartment-to-Condominium Conversions
CEEP is targeting small apartment properties near Kansas City’s Country Club Plaza to convert to affordable workforce or retiree condominiums:
- Preferable size is 16 to 40 units
- Off-street parking of at least one space per unit or adequate vacant ground to create such parking
- Price points are less than $250,000 per unit so total acquisition and physical improvement costs must allow for a profitable conversion at or below this price level
Industrial
Industrial warehouse and distribution facilities should meet the following criteria:
- Acquisition of existing industrial facilities from 20,000 to 50,000 square feet
- Preferably, acquisition candidates should be occupied; however, CEEP may acquire a vacant building in which to locate a client company
- Build-to-suit facilities from 20,000 to 100,000 square feet
- Development of build-to-suit facilities and acquisition of existing facilities may occur anywhere in the Midwest
- Will consider value opportunities where functional obsolescence is curable (ceiling height issues, for example)
Retail and Commercial
Retail and commercial properties should meet the following criteria:
- Will acquire or develop retail and commercial buildings for occupancy by a client business
- Will acquire or develop small strip shopping centers
- Property size may range from 5,000 square feet to 50,000 square feet
- Will consider re-developing projects that are on the National Register of Historic Places
- Development and acquisitions may occur anywhere in the Midwest
General Office
General office properties should meet the following criteria:
- Will acquire or develop office buildings for occupancy by a client company
- Property size may range from 5,000 square feet to 50,000 square feet
- Will consider re-developing projects that are on the National Register of Historic Places
- Development and acquisitions may occur anywhere in the Midwest
Office Condominiums – New and Conversions
Office condominium targets should meet the following criteria:
- Will acquire existing office buildings for conversion to condominium offices
- Will develop new office building as condominium offices
- Preferred size range from 10,000 square feet to 50,000 square feet
- Projects must be in the Kansas City metropolitan area
Self-Storage Facilities
Self-storage facilities should meet the following criteria:
- Will acquire existing self-storage projects
- Will develop new self-storage facilities
- Preferred size range from 100 units and larger
- Projects should be in the Kansas City metropolitan area, except for program development of projects in tandem with an extended–stay hotel chain
Residential Subdivisions
Residential subdivisions should meet the following criteria:
- Unique sites are sought with respect to features and location
- Prefer sites of 25 to 50 acres
- Prefer to develop subdivisions with homes priced in the range of $450,000 to $650,000
- Will subdivide and develop the infrastructure
- Sites must be within the Kansas City metropolitan area
